Of course! If you purchase our Advanced Package or Full Control Package you get a For Sale sign sent to you. If you purchase our Quick & Easy Package, you will have the option to add a For Sale sign during checkout.
You control every aspect of the sale, including showings and open houses. You can schedule walk-throughs based on your availability and with our Full Control Package you can provide your potential buyers with Feature Sheets.
No, you do not have to pay a buyer's agent commission if you choose not to.
Often sellers will include a 2% to 2.5% cooperating commission for buyers' agents in their listing. This is done in order to attract buyers who are working with an agent. The exact amount is up to you - you can even offer a flat-fee.
Whatever you decide to pay to a cooperating agent will be included in the MLS®* System listing which can only be viewed by agents.
Note: You only pay the cooperating commission if a buyer has an agent helping them. If the buyer is self-represented, you do not pay any cooperating commission.
Property owners must disclose all key facts that affect a property's value.
Defects: According to the Ontario Real Estate Association, sellers "have a duty to disclose any hidden (latent) defects that they are aware of in the property that could affect a reasonable buyer’s use and enjoyment and/or perceived value of the property." Examples of defects include water problems or structural concerns.

Stigma: According to OREA, "a ‘stigma’ is a non-physical, intangible attribute of a property that may elicit a psychological or emotional response on the part of a potential buyer."
The Real Estate Council of Ontario (RECO) provides some examples, including the property was used in the ongoing commission of a crime (e.g., drug dealing, chop shop, brothel), or there was a murder or suicide that occurred at the property.

REALTOR.CA®* does not allow us to show seller contact information on the listing page. Instead, we direct interested parties to click on the "More Information," "Brochure," and "More Photos" buttons which takes them to the listing on our website where they will find your preferred contact information.

Absolutely! Just give us the details and we will add the open house information to your listing. We recommend booking open houses at least one week in advance.
If a buyer's agent brings an offer, you negotiate directly with them.
If you purchased our Quick & Easy Package, you get 10 free changes. If you purchased our Advanced Package or Full Control Package you get unlimited changes.
Yes. During the listing process, you will fill in the OREA Seller Property Information Sheet (SPIS) which asks about your home's condition. It clarifies answers are for information only, not warranties, and that you (the seller) are responsible for their accuracy.

Depending on your comfort level, you can decide when to involve your real estate lawyer, however there are benefits to including your lawyer in the process from the beginning. Lawyers can draft special clauses for the Agreement of Purchase and Sale and make suggestions based on your unique circumstances.
We suggest having your lawyer review all paperwork before signing, and we suggest having your lawyer hold the deposit in trust pending the sale of your property.
Yes. When your property sells, you must provide us with a copy of the Agreement of Purchase and Sale and all amendments. If you don't, a fine will be issued by the real estate board.
