The MLS® System requires specific property details, seller information, and forms to meet listing requirements.
Below you will find details on the information needed, or you can scroll through the intake form in advance. Once you've gathered all the required information, you can submit it into our secure Listing Intake portal.

First and last names of all owners on title. Occupation or Job Title needed for listing agreement as well.

*Note: Ontario Building Code stipulates that legal bedrooms must include a minimum floor area of 75ft² with no dimension smaller than 4ft 9in. At least 75 per cent of the room must have a ceiling height of 7ft or more. Additionally, rooms require either a window with an openable area of at least 5 per cent of the floor space (2.5 per cent for existing homes) or another approved ventilation method. While mechanical ventilation can be installed, bedrooms must still have natural light to comply with the Ontario Building Code.

In order to upload your listing to REALTOR.CA®, and to avoid fraudulent listings, we must confirm ownership of the property through one of the following: 1) property tax bill, 2) legal transfer document, 3) assessment report. In addition, we require a copy of government ID(s) matching the name(s) of each owner on title. All documentation is kept confidential.
We suggest scrolling through the Intake Form in advance to find more details on the information needed.
After your submission has been made, you will receive a package of documents from our brokerage partner via Adobe Acrobat Sign, which allows you to sign remotely. The package includes a Listing Agreement and a RECO Information Guide. Note: There are no holdover periods, you can cancel the listing agreement at any time.
Be sure to answer inquiries in a timely fashion. Buyers are pursuing multiple properties, and like a real estate agent, you want to give them quick responses and a professional experience.
Like a salesperson, you you need to know your product inside and out. Have your property information handy when you speak to a potential buyer.
Buyers often want to view the property within hours of inquiring. Keep both the inside and outside of your home tidy, clean, and presentable so you can accommodate all showing requests and not miss out on serious buyers.
If you have pets, you may want to consider limiting them to a single room in your home during the showing. Not everyone loves pets and they can be distracting.
If you purchased a package that includes a Comparative Market Analysis* you will have the most up-to-date sale information for your neighbourhood. If not, we suggest reviewing our home evaluation guide.
Either way, it is crucial to look at your property through an objective lens. Compare apples to apples. For example, when looking at the Comparative Market Analysis* be sure to look for houses that have similar finishes to yours, are in the same condition in terms of wear and tear, and are equally staged. Buyers will be comparing your home to others sold nearby and will have a discerning eye.
Sometimes this can be easier said than done. Ask a friend or a family member for their opinion, as they likely are able to be more objective in their comparison of your property.
Take your time to write a thoughtful and accurate description of your property. Highlight key features such as tall ceilings, crown moulding, or coffered ceilings.
If you are not sure what to write, look at some listings in your neighbourhood for inspiration.
If you invested in a package that includes Photography or Videography, you will have professional images to upload to your listing.
If you are organizing your own photographer and/or videographer, we suggest finding a professional who has experience with real estate.
If you plan to take your own photos, head over to YouTube and watch some tutorials on how to best capture your home. And remember, photos must be submitted with the following specifications: .jpg format; maximum resolution of 640 x 480
Often buyers are working with an agent to find their next home. In order to not alienate anyone working with an agent, we suggest adding a cooperating commission in the Buyer Agent Settings section of your listing. Typically buying agents expect 2 per cent of the sale price, but you can also set it as a flat-fee (keeping in mind that a flat-fee is not the industry standard).
If you purchased a package that includes a Comparative Market Analysis* you will be able to see how long each listing was on the market before selling, plus at the bottom you will see the average number of days on market for your area.
It's important to set realistic expectations for how long it will take to sell your home so that you are able to plan ahead. Plus, you will need time to find a new home, pack up your belongings, and move.
Properties in remote areas, low-activity markets, or with niche appeal often take longer to sell. So be sure to consider all factors when preparing your home for sale.
When selling your own property, you are essentially taking on the role of a real estate agent. That means you have to market your property to potential buyers. The biggest step is getting onto MLS®, but after that you can consider running classified ads in your local paper, buying ad space in local real estate magazines, posting on other websites (such as local Facebook groups and listing sites like Kijiji), and making flyers for local bulletin boards.
